The Home

Designed by award winning architect Franklin Gray AIA and a 2006 Grand Award Winner in the Building Industry Association of Hawaii annual awards, Hale O' Ho'okipa is renowned for its luxury, style, safety and environmental responsibility.

The focal point and entry to the villa is through the Great Room, distinguished by the solid hardwoods of a Merbau floor and tongue & groove Kwila ceiling.  Expansive floor-to-ceiling windows provide views to a tropical garden.  Opposite, a sliding door system of locally crafted Brazilian Andiroba hardwood opens to a panoramic view of the lanai, pool and lush landscaping with mature palms, awakening a realization of one’s being within an oasis. 

Immediately off the Great Room are the Dining Room and Kitchen, both which may completely be opened to allow trade winds to gently waft through.  The floor plan provides the ideal venue for indoor/outdoor entertaining, day or night.  Landscape lighting is accented with the added ambience of tiki torches.

Designed to easily entertain a gathering of sixty or so in fine style, the main house kitchen has both SubZero refrigerator and wine coolers, Wolf cooktop with grill and griddle, double Wolf convection ovens, microwave, ice maker (100 lbs. a day), and commercial dishwasher (600 dishes an hour).  Outdoors adjacent the kitchen is a gas fired grill with rotisserie.

The two master bedrooms are accessed via separate spiral staircases joined by the Great Room. The ancillary master bedroom has a wall mounted forty two inch flat screen television with cable programming and surround sound, while the primary bedroom suite ceiling has been pre-wired for a mechanized drop down / cantilever screen.

Generously sized, with designer closets, sitting areas and opulent spa bathrooms featuring oversized soaking tubs, either master suite is a wonderful place to call home or a joy to share with special guests.  The primary master bedroom additionally features its own complete laundry area, and wet bar with refrigerator.

On the ground level, through separate entrances, is a Media Room and a Bedroom / office suite, complete with their own travertine & marble baths.  The high end media room is the visual entertainment center of the home, with a ten foot diagonal screen and components which maximize myriad viewing choices.  The Bedroom / office suite has a wall mounted forty two inch flat screen television with cable programming.  A secluded poolside lanai is accessed through Brazilian Andiroba hardwood sliding doors.

Enjoy an aquatic workout in the tiled sixty five thousand gallon solar and gas heated negative edge pool.  Two separate filtration systems turn over the entire volume of water every three hours.

A centrally monitored security system and an indoor / outdoor sound system with iPod docking station are included. The home is wired for cable & WiFi, and has two separate incoming telephone lines.

The Guest House, secluded and set separately from the main home, is completely private with its own entrance, full kitchen featuring top-of-line appliances, living area and intimate loft. The interior bath has a sunken whirlpool tub; outside is a tropical shower and ten person heated whirlpool spa.

The Structure

This unique custom designed villa is a Franklin Gray AIA contemporary architectural design, showcasing an inspired meld of Hawaii & Miami influences.  Completed in 2005, the villa was a 2006 Grand Award Winner in the Building Industry Association of Hawaii and Annual Renaissance awards.

Hale O' Ho'okipa is constructed of cast-in-place reinforced concrete resulting in superior energy efficiency & sound dampening, as well as insect, fire and hurricane resistance, compared to standard residential construction methods.  Constructed over a two year period, approximately five hundred fifty yards of high strength concrete and twenty tons of steel reinforcing bar were used.

Custom entry gates were designed and hand made by renowned metal sculptor Frederic Zimmer.

Central air conditioning apportioned into seven different zones allow for partial or complete cooling.

The sixty five thousand gallon negative edge pool has both solar and gas heat, along with dual filtration systems.
